More than one third of the global energy demand and around 40 percent of CO2 emissions are due to buildings. In Switzerland, 26 percent of greenhouse gas emissions are caused by buildings.

Sustainable building management is key to counteracting climate change. This approach considers the fields of society, the economy and the environment for all functions and processes.

Since 2013, Zurich Invest Ltd has continuously focused on renewable energy sources in all real estate portfolios.

How do we ensure sustainable real estate management?

  • Asset and property management: Consumption values and greenhouse gas emissions are recorded and evaluated in energy accounting. Energy controlling is being set up for the relevant properties with the aim of reducing greenhouse gas emissions.
  • Transaction management ensures due diligence for specific values related to energy, greenhouse gas emissions and other aspects of sustainability.
  • Construction management takes into account measures to reduce greenhouse gas emissions in its building standards and their implementation (including the use of renewable energies and the selection of building materials).

What measures do we use to achieve our goals?

  • Measures to be implemented in the short term include operational energy optimization measures.
  • Over the medium and long term, energy efficiency and CO2 reduction goals will be achieved through a combination of construction measures and the use of renewable energies to replace fossil fuels.
  • With regard to refurbishments and new buildings, we aim to achieve a sustainability label for the property.

The investment group invests in residential properties. The annual real estate valuation is carried out by the Swiss market leader Wüest Partner. The real estate is well diversified in terms of  size, age structure and geographical distribution.

ZIF Real Estate Direct Switzerland

The fund invests in real estate throughout Switzerland and has broad regional diversification. Most of the portfolio objects are located in major Swiss cities or their agglomerations. The strategy focuses on existing real estate objects in residential use, as well as some projects. The fund pursues a sustainable growth strategy and holds the properties directly.
