Successful completion of the Austrasse project

Zurich Invest Ltd is delighted to see the successful completion of the work on Austrasse in Zurich, with the new replacement build now fully leased. The project, in which social aspects played a central role alongside sustainability and innovative energy concepts, comprised the construction of three apartment buildings with a total of 269 apartments and commercial spaces.
The previous office building on Austrasse was built in 1980-81. Following the planned departure of the long-term tenant in the spring of 2021, a new utilization strategy had to be found for the property, for which possible options such as sale, renovation and conversion to residential space were examined in detail. The option with the greatest potential was identified as the conversion of the office space into modern apartments. The main reason for the strategic decision to create new housing in this sought-after location was the strong demand for modern urban living concepts, and an architectural competition was subsequently initiated to find an optimal structural solution for the 16,765 m² site.

10 years from project start to tenant occupancy

The entire project was completed on time and within the specified budget. Strategic planning began back in 2014, and intensive preliminary studies were initially carried out in 2016. The final decision to realize the residential concept was made in 2017, and then the project and evaluation procedures and the project planning began in 2019. Following the invitation to tender and acquisition of the building permit in 2020, construction work could begin on schedule in 2021. Thanks to the intensive planning and close collaboration between all those involved, including architects, construction companies and the city, the development was successfully completed in 2024, and once the various buildings were fully completed, the first tenants were able to move in as early as May 2024.

Sustainability and innovative energy concepts

The three new apartment buildings were constructed in accordance with the latest energy standards.  Numerous sustainable solutions were implemented in their planning and construction. While the photovoltaic systems installed on the roofs enable efficient energy generation, the central energy supply (CES) ensures optimized distribution and use of the electricity. The façades were also greened, a feature that not only helps to beautify the cityscape but also makes an important contribution to improving the urban microclimate. The installation of charging stations for electric vehicles has also advanced considerably, providing sustainable support for residents' mobility.       

Social aspects took center stage during realization

The project focused not only on ecological but also on social sustainability. In addition to particularly comfortable and high-quality apartments, there are also modern, publicly subsidized housing options that contribute to social diversity. There are two playgrounds directly on the property, offering children and their families opportunities for leisure activities, while a neighborhood grocery store ensures residents can shop locally. The attractive location of the buildings, adjacent to a wooded plot belonging to the site that is inhabited by a small family of foxes, offers excellent public transport connections, making it easy and convenient to reach the city center. There are also three communal rooms that provide for social exchange and interaction among the residents.

High demand during marketing

Marketing was launched in October 2023 and met with high demand, making it a great success. Even before completion, 95 percent of the residential and commercial spaces had already been rented, with interested parties having the option to fill in an online form to apply to rent the attractive apartments and commercial spaces. All units are now occupied, and the entire neighborhood has come to life.    
The new building project on Austrasse in Zurich is another example of the city's successful, sustainable and future-oriented development.
